Why do houses appreciate rather then depreciate?

Help me understand why a house that is old cost so much.
The wood is old and the house isn’t as stable as it once was. There will be repairs needed more often sooner or later.
So I’m guessing it’s not the materialistic value of a house that makes it more expensive. What are people actually paying for if it isn’t the materialistic value of a house? I’ve seen a little old tiny house that cost $200,000! How could that be!?
appreciated in value is kinda what I’m getting at. Value should being going down as the house get’s older I would think. I overheard a man say their house is worth $100,000 more then what I paid for it. Oh yeah? LOL Like did it rebuild itself over night or something? It just got another day older to me.

Some areas home will depreciate. Some homes more than others, depending on the climate and how/good bad the construction was. When I lived in Southern CA the older homes didn’t seem to depreciate, old vs newer homes were very close in price. I live in a rural area in MO and there is a large gap in price between older and newer homes. Poorer construction and more extreme weather can wear some homes out.

The reason why older homes can keep up is because the cost of construction keeps going up, newer homes get more and more expensive and land keeps going up (for the most part). As that happens older homes will be able to sell for more because they can. The gap between the prices will be as close as the market will allow.

The structure has been called Solomons Stables since Crusader times. Sanford in Wayne, New Jersey at what today is the corner of Valley Road and Preakness Avenue.
