Where to Invest in Distressed Properties
In such terrible times it is hard to determine where to invest your money. Stocks keep fluctuating, and banks may turn belly up, so the best solution is to invest in real estate, and the best type of real estate to invest in is distressed, or foreclosures. Today, there are more foreclosures on the market than ever before, and these can be found at about a 30% below market level cost. This is great news for the investor but there are a few things you have to learn before becoming truly successful at buying distressed property. The first question you need to address, is where do you find this great distressed property?
The first place you want to look for foreclosures or distressed property is online. There are sites that offer you membership access to foreclosure listings. Now, it is true there is a fee for being a member on these sites, but it isn’t more than $30 a month and in that time you could find some potentially great properties to look at. Some of these sites even offer a week or two trial periods in which you can use the membership site and determine whether it is something for you.
Another great information source for distressed property is a professional realtor. There are actually realtors that specialize in foreclosures and have lists ready and available for potential buyers. Other places to find distressed property or foreclosures is in the county public records office. This takes a little leg work and some time but all of these records are free for anyone to search through.
When you are buying distressed property making a decision in a short amount of time is of first prescedence, but just because you need to make a decision quickly does not mean you don’t need to do all of your homework. Before purchasing a home, especially one that is distressed, you need to make sure you get a contractor into the home who will give you an estimate on the home repairs. This way you have an idea of what you are getting into if you should purchase the home.
You also want to know what other homes in the area are going for, this way you know what the resale value of the property is once it has been rehabilitated, and you can compare your cost with the profit you should make in the near future.
Once you have done your research, and selected two or three distressed properties on which you can make a profit, then you are ready to negotiate with the seller, and get the best deal you can. This is the way to find distressed property, find one you like, purchase it and make a profit from your purchase.
